Buying a plot does not end when you choose one. Our registration officer and loan officer work with you from booking to the day you register, so the paperwork is done right and on time.

What happens after you book

  1. Booking: you pay a booking amount and sign a booking form or agreement for the plot number you chose.
  2. Document check: you, your lawyer or your bank review the title, the approved layout plan, the encumbrance certificate and the khata.
  3. Loan, if you need one: the bank values the plot, checks the documents and sanctions the loan.
  4. Sale deed: the sale deed is drafted, and stamp duty and registration charges are worked out as per Karnataka rules.
  5. Registration: the deed is registered at the sub-registrar’s office, and the khata is then transferred to your name.

Documents you will sign or receive

  • Booking form or agreement for sale
  • Sale deed, registered at the sub-registrar’s office
  • Copies of the title documents, approved layout plan and encumbrance certificate
  • The e-khata, which Karnataka has required for property registration since 30 September 2024

Bank loans for plots

Banks lend for plots in approved layouts with clear titles. Each bank sets its own loan amount, interest rate and conditions, and some lend more if you also take a construction loan. Our loan officer helps you compare banks and collect what they ask for: your KYC and income documents, and the plot’s title and approval documents.

On the day of registration

The buyer and the seller (or their authorised representative) attend the sub-registrar’s office with original ID, photographs and two witnesses, and the stamp duty and registration fee are paid online. Our registration officer books the appointment and checks the documents with you beforehand.

Questions about registration and loans

How long does registration take after booking?

It depends mainly on the loan. With your own funds it can be quick; with a bank loan, it follows the bank’s sanction and valuation. We give you a timeline at booking.

Who pays stamp duty and registration charges?

The buyer pays them, as per Karnataka government rates on the day of registration.

Do I need an e-khata to register?

Yes. The Karnataka government has made an e-khata necessary for property registration since 30 September 2024. We check the plot’s khata status before you book.

Can NRIs buy a plot in Mysuru?

Indian citizens living abroad can generally buy residential plots in India. Rules on payment and power of attorney apply, so speak to your bank and a lawyer; we can plan your visit and the paperwork around your trip.
